Jenks has some of the newest housing stock in the Tulsa metro, with a median home built around 2005, and that changes the conversation completely. The city grew about 77% between 2000 and 2010 and has not slowed — most homes here are either brand new or built in the last twenty years, in master-planned subdivisions with HOAs, ponds and trail systems. There is a small historic core around Main Street and the Antique District, but the bulk of Jenks is modern construction.
That means the highest-value moment in Jenks is before drywall. If you are building in one of the newer developments off 121st or 131st, or in a gated community like Belvedere Reserve, the wiring window is open right now and it will close permanently.
For homes already standing, the Jenks pattern is the familiar one: a builder-grade pre-wire from the 2000s or early 2010s, Cat5e and coax, adequate for cable TV and nothing since.
